Sidwell Friends School Lists Downtown Bethesda Campus for Sale

Sidwell Friends School, a private co-educational school with campuses in Washington, D.C. and Maryland, has retained Cushman & Wakefield to sell its lower school campus at 5100 Edgemoor Lane, located near the Bethesda Metro Station.

Cushman & Wakefield’s Shaun Weinberg and Bill Collins are marketing the property for sale and potential redevelopment, reported the Washington Business Journal. The site includes five buildings totaling about 55,000 square feet of educational, athletic and administrative space.

The 5.5-acre property features classrooms and instructional areas, a gymnasium, a library and dining and assembly areas. “This is an exceptionally rare opportunity to acquire a fully operational school campus in one of the most sought-after educational zip codes in the country,” said Weinberg.

The site was valued at just over $8 million as of January, according to Maryland assessment records. While the property is primarily being marketed to school and institutional users, residential development opportunities may be possible. The site’s current zoning is for single-family residential use, and any denser redevelopment would require rezoning. Sidwell Friends School also has a campus at 3825 Wisconsin Ave. NW in Washington, D.C.
