Kolter Urban Reveals Plans for 325-Unit St. Pete Condo Project

Kolter Urban submitted a site plan application in St. Petersburg that outlines two 44-story condominium towers to be built where the Hilton St. Petersburg Bayfront (shown) stands today. The $325 million redevelopment of the hotel property at 333 1st Street South calls for 325 condo units, 17,988 square feet of commercial space, and a 519-space parking garage.

The two towers would replace the existing 15-story Hilton hotel on a 3.01-acre site at the northeast corner of 2nd Street South and 4th Avenue South.

The application lists 1.32 million square feet of proposed building area, compared with about 344,000 square feet at the existing hotel.

Kolter bought the Hilton Bayfront earlier this year for $96 million.

The company completed ONE St. Petersburg in 2019, a 41-story tower with 253 condominiums and a Hyatt Place hotel; Saltaire in 2023, with 192 condominiums; and Art House earlier this year, a 42-story tower with 244 condominiums.
