- Marcus & Millichap closed the sale of Legends Plaza, a 44,068-square-foot shopping center along Loop 363 in Temple, Texas. Scott Jones, Gus Lagos and Alex Wolansky, investment specialists in Marcus & Millichap’s Houston office, exclusively marketed the property on behalf of the seller. Both the buyer and the seller are private investors. Legends Plaza is located at 2327 S. 57th St. Built in 1974, the 44,068-square-foot property sits on 3.05 acres and was formerly a grocery store before being redeveloped as a multi-tenant shopping center.
- Partners Land Fund I sold a 16.7-acre parcel at Waco Gateway Park in Waco, Texas, to Partners Development Company, Partners’ development arm. The transaction, which closed in August, is the first major industrial sale to trade out of the 153-acre site, which was the first acquisition made by the fund in November 2023, when the property was zoned entirely for light industrial use. Land Fund I will apply the sale proceeds to fund the construction of the park’s infrastructure.
- CenterSquare acquired Beltway 249 Business Center, a 107,020-square-foot infill service industrial property situated in the Highway 290/Tomball Parkway submarket of Houston. The three-building property is 62% occupied. Located at the intersection of Beltway 8 and Highway 249, the property can access 45% of the MSA’s population within 30 minutes.
- Partners Real Estate announced that land specialist Tommy LeBlanc has joined the firm in its Houston headquarters as an Equity Partner. LeBlanc comes to Partners from MLB Commercial Real Estate, where he led the Greater Houston land group.
