Amazon Puts More Than Half of New Seaport Space Up for Sublease

Amazon⁠ has put 375,000 square feet of its second Seaport office building occupancy up for sublease, with a January 2027 availability, according to a report from Hunneman. The retail and tech giant’s move at One Boston Wharf Rd. raises the availability rate in the Seaport to 27.9% and the vacancy rate to 24.2%.

WS Development built the 17-story One Boston Wharf for Amazon, the Boston Business Journal reported. The property’s office component totals 630,000 square feet; it also contains ground-floor retail and a performing arts center. It was under development as Amazon moved into the 525,000-square-foot 111 Harbor Way, also built by WS, in 2022.

The Business Journal reported that Amazon is the latest Seaport office tenant to list a significant block of space for sublease. A 2023 Foundation Medicine listing at 400 Summer St. created an opening for toymaker Hasbro, which plans to relocate its headquarters to Boston from Rhode Island.
