Trammell Crow-Led JV Sells Houston Warehouse for $26.8M

Trammell Crow Company (TCC) and joint venture partner Daiwa House Texas Inc. sold Building 3 at Blue Ridge Commerce Center in Houston, Texas. Located at 16851 Blue Ridge Commerce Dr. and measuring 153,928 square feet, Building 3 was sold to Applied Optoelectronics (“AOI”; NASDAQ: AAOI) for $26.8 million. AOI leased 100% of the building in February 2026.

AOI is a leading provider of advanced optical and HFC networking products powering AI.

Building 3 of Blue Ridge Commerce Center was delivered in the fall of 2025, together with four other warehouse buildings totaling 1.35 million square feet. Since the delivery of Phase I, four buildings have been sold to owner-occupiers. Building 2, a 157,626 square-foot front-load building, remains available for lease or sale. Last month, TCC and Daiwa House broke ground on Phase II of Blue Ridge Commerce Center, which will include three new Class A+ buildings totaling 687,338 square feet. Phase II is scheduled for a Spring 2027 delivery.
