Mass General Brigham Leases 100K SF as New Lab Building’s First Tenant

Mass General Brigham (MGB) has leased approximately 100,000 square feet of lab space on the lower floors of Greystar’s 74M at 74 Middlesex Ave. in Somerville, MA, becoming the property’s first tenant. The building will house MGB’s central pathology laboratory services, consolidating existing pathology functions from across the system.

Formerly an industrial brownfield site, 74M now contains 469,000 square feet of purpose-built lab and office space across 15 stories. One move-in-ready spec suite remains, according to Greystar.

“As we see renewed demand for lab space across the region, we believe the building is well positioned to expand its tenant base with groups looking to attract top talent to the broader Assembly Square innovation hub,” said Matt DeNoble, senior director of investment management at Greystar. “We are thrilled to welcome Mass General Brigham to the 74M community and look forward to supporting the healthcare organization as they expand their research and lab foothold in the region.”
