Henry S. Miller, Lincoln Reveal Start Date for New Pepper Square

Henry S. Miller and Lincoln Property Co. are partnering on the redevelopment of Pepper Square, a mixed-use project located at the southeast corner of Preston Road and Belt Line Road. The two have agreed to jointly develop the project’s first of three phases. Current plans for the redevelopment include at least 1,050 apartment homes and approximately 65,000 square feet of new retail space, along with improved pedestrian and open spaces.

Construction of phase I is set to begin in May 2027. It will include a 313-unit apartment with more than 2 acres of public open space.

Henry S. Miller and Lincoln have brought on WDG Architecture as architect and Kimley-Horn as civil engineer. Rampart Construction will work as general contractor for the project.

Pepper Square was built in the 1970s and spans around 270,000 square feet. The shopping center was 70% leased in 2025.
