New-Construction Vista Strip Center Goes to Institutional Buyer

JLL Capital Markets completed the sale of Sunroad Plaza, a 23,540-square-foot retail center at 485 Hacienda Dr. in Vista. The price was not disclosed. Managing directors Daniel Tyner and Jeff Cicurel, alongside senior managing directors Gleb Lvovich and Geoff Tranchina, represented the seller, Sunroad Enterprises. An all-cash institutional investor acquired the asset.

Built between 2022 and 2025, Sunroad Plaza is a new construction, 100% occupied strip center leased to nationally recognized quick-service restaurants and retailers. The property includes four drive-thru buildings leased to Starbucks, Chick-fil-A, Panera Bread, The Habit Burger Grill, Jamba Juice and Little Caesars Pizza, along with North County Animal Hospital and BodyBar Pilates.

“We continue to experience strong demand for unanchored strip retail due to strong fundamentals, national tenancy and performance,” said Tyner. “Assets like Sunroad Plaza remain highly sought after because they deliver both income stability and future growth potential.”
