The Bend at 249

Holt Lunsford Planning to Build 191K-SF NW Houston Warehouse

Holt Lunsford Commercial Investments (HLCI) acquired a 14.4-acre site in Northwest Houston for the development of The Bend at 249, a 191,768-square-foot Class-A industrial facility. 

The Bend at 249 will feature a single rear-load Class AA industrial building designed for modern distribution, logistics, and light manufacturing users. A spec office will be included with direct frontage along SH-249. With groundbreaking soon, HLCI anticipates a mid-2027 delivery.

HLCI has retained CBRE’s Faron Wiley, Charlie Herold, and Jett Bush to lead leasing and sale efforts for The Bend at 249; marketing to both prospective tenants and users throughout Northwest Houston.

Over the past five years, the submarket has absorbed more than 20 million square feet of new occupancy, with vacancy remaining tight at approximately 6.2%.

The Bend at 249 is designed for infill tenants and users focused on location — businesses that need to service not just the Northwest submarket, but the greater Houston area at large.
