Talonvest Secures Life Company Loan for 1,800-Unit Self-Storage Portfolio
Talonvest Capital arranged $53,500,000 in financing with a life insurance company for three California self-storage properties on behalf of Investec Real Estate Companies. The portfolio totals 1,818 units and 243,496 net rentable square feet across properties in Highland, Goleta and Murrieta.
A Talonvest team including Andrew Marshall, Kim Bishop, Mason Brusseau and Lauren Maehler arranged a five-year, full-term interest-only loan and negotiated a 15-basis-point improvement in pricing, generating approximately $400,000 in interest savings over the loan term.
The financing also benefited from an early rate lock, protecting the borrower from the subsequent increases in interest rates prior to closing. The loan carries no cash management requirements, with both pricing and structure outperforming a competing proposal from an existing banking relationship through the private wealth division of a national money-center bank.
