Midtown Office Tower Scores Leases Totaling 182K SF
A trio of companies have inked leases totaling more than 182,000 square feet at The Swig Company’s 1411 Broadway following a $100 million renovation of the Midtown office tower. Software company Zeta Global signed a 10-year, 50,500-square-foot lease across the entire 38th and 39th floors of the property, doubling its footprint and relocating its headquarters, the New York Business Journal reported.
Amorepacific, a South Korean beauty and cosmetics group, also committed to a 10-year, 50,500-square-foot lease at the tower. The company is moving its headquarters from 1407 Broadway. Rounding out the recent deals is Republic Clothing Corp., a current subtenant at the building, which agreed to a 15-year direct lease for 81,000 square feet across the three floors. CBRE represented ownership in the lease transactions.
With a flurry of leasing activity over the past 18 months, occupancy at 1411 Broadway is expected to reach 90% by year-end. The Swig Company’s capital improvement program for the building has included a new entrance and facade, a renovated Broadway plaza, and other enhancements. A new rooftop amenity space is slated to open in early 2028.
