Legal Sector Reaches Quarterly Leasing Record of 7 Million Square Feet
The legal sector was the office sector’s shining star in Q2 2026, racking up a record-breaking 7.3 million square feet of leasing activity, according to Cushman & Wakefield’s “Legal Sector Leasing Trends” report.
Year-over-year leasing volume increased by 27% year over year.
During the first half of 2026, legal companies leased approximately 12.2 million square feet, an increase of 17% from the same period in 2025. Nine of the 10 largest leases signed in 2026 involved AmLaw 100 firms, while 43% of H1 leases represented expansions.
Law firms accounted for 14% of total office leasing during Q2 across the 10 major legal markets. New York City accounted for 30% the quarterly volume, followed by robust activity in Chicago and the D.C. Metro.
“While leasing velocity may ease slightly in the second half of the year, the legal sector is well-positioned for another standout year,” the report said.
“Law firms should remain a key contributor to improving U.S. office demand during the latter half of 2026.”
