Data Center Supplier Inks 196K-SF Lease in Hutto

Partners Real Estate represented AI Prefab Solutions, a Texas-based critical-infrastructure manufacturer, in its lease of a new 196,523-sq.-ft. Class A facility in Hutto, Texas. The facility, known as Innovation 8, stretches just under three football fields in length and will serve as the company’s headquarters and primary manufacturing site, with its first system entering production in September 2026. 

Partners Real Estate’s Stan Nowak and Andrew Alizzi led the assignment on behalf of AI Prefab Solutions, which designs, builds, integrates, and factory-tests prefabricated modular power solutions that bring hyperscale data centers and semiconductor facilities online faster, safer, and more reliably. 

Innovation Business Park is a Hutto industrial development anchored by major corporate neighbors and expanding infrastructure. Demand for advanced manufacturing and critical infrastructure space has grown alongside the AI compute buildout across Central Texas, where well-located industrial product remains in short supply. 

AI Prefab Solutions plans to add 200 to 300 full-time employees by 2028.
