River School Buys Tenleytown’s Under Oak Estate, Plans New Campus

The River School, a private school based in Washington, D.C., has purchased Under Oak, a two-lot estate in Tenleytown, with plans to build a new campus on the 2.27-acre property.

Located at 4220 Nebraska Ave. NW, the property sold for $8.75 million, reported the Washington Business Journal. Known for its gardens and a 400-year-old oak tree that once stood on the site, the property has been under contract with The River School for six years.

The River School, with a main campus at 4880 MacArthur Blvd. NW, closed on the property after the D.C. Court of Appeals dismissed a challenge to the institution’s plans filed by the Tenleytown Preservation Association. The Tenleytown estate has belonged to Ruth Hale Buchanan, the late socialite, philanthropist and granddaughter of Dow Chemical Co.’s founder.

Sassy Jacobs and Ben Roth of Washington Fine Properties represented the Buchanan estate as seller. JM Zell Partners represented The River School throughout the entitlement and sale processes.
