Northern NJ Industrial with Heavy Power Trades to Commerce Park Investors

Resource Realty of Northern New Jersey arranged the sale of a high-utility, standalone industrial facility located at 36 Pine St.in Rockaway, NJ. The transaction was brokered and finalized by firm Principals Greg Sabato and Scott Peck, who represented the buyer, Commerce Park Investors.  

The property encompasses 53,252 square feet of functional industrial space. Suitable for intensive manufacturing, assembly or specialized logistics, the building features heavy-duty infrastructure, including two tailboard exterior dock doors and one drive-in bay. Crucial for modern industrial users, the property boasts heavy power, equipped with a 2,500 amp, 440-volt electrical system capable of supporting heavy production loads. 

“This single-story property represents a unique opportunity for an operator requiring significant power infrastructure wrapped in a highly functional industrial footprint,” said Sabato. “Heavy power of this caliber – 2,500 amps – coupled with dedicated loading capabilities is an increasingly rare commodity in the northern New Jersey market.
