Harrison Street Divests Oxnard Independent Living Property

Harrison Street Asset Management has sold Clearwater at Riverpark, a 136-unit Class A independent living community in Oxnard. Although JLL, which arranged the sale, did not disclose the sale price or specify the buyer, published reports said healthcare REIT Ventas paid $55.7 million.

Built in 2018 within the master-planned Riverpark development and operated by Clearwater Living, Clearwater at Riverpark sits adjacent to The Collection at Riverpark retail and entertainment destination and is located near Oxnard State Beach. The 153,297-square-foot community has been nationally recognized by U.S. News & World Report.

JLL Capital Markets’ Sales and Advisory team representing the seller was led by senior managing director Aaron Rosenzweig and senior director Dan Baker. “Clearwater at Riverpark exemplifies the institutional-quality independent living assets that continue to attract premier capital in today’s market,” said Rosenzweig. “This community’s combination of modern construction, stabilized operations and an irreplaceable location in coastal California created significant buyer interest from a deep pool of institutional capital.”
