Ryan Advancing Austin’s 6th Street Redevelopment

Ryan Companies is advancing a redevelopment of downtown Austin’s Sixth Street.

The Austin Business Journal reports the redevelopment would take place on a full 1.8-acre block bounded by East Sixth and Fifth streets, Red River Street and Sabine Street. There are three buildings on the site now — a large one and two smaller ones. The project’s site plan, which was approved in June 2025, calls for it to be replaced by a six-story, 262,221-square-foot mixed-use building with multifamily units and restaurant space. A demolition permit for the site’s existing office buildings is still awaiting approval.

The Grant Building will house 232 multifamily units, consisting of 37 studio, 170 one-bedroom, 19 two-bedroom and six three-bedroom units. There will also be 13,059 square feet of amenity space spread throughout the building and 9,389 square feet of restaurant space on the ground floor. Ryan Companies is gearing up to build the Grant Building as Stream Realty Partners transforms the famous strip of bars.
