NAI DiLeo-Bram Markets Piscataway Industrial in Key Supply Chain Corridor

NAI DiLeo-Bram & Co. (NAIDB) is marketing 240 Circle Drive North, a 74,500-square-foot industrial building situated on approximately five acres in Piscataway, NJ. The property features a 6,000-square-foot office component and is suited for an owner-user buyer seeking to establish or expand their strategic foothold in this Central New Jersey supply chain corridor.

The marketing assignment is being led by the NAIDB brokerage team of VPs Kyle Gerace and Chris Chiusolo alongside COO David A. Simon. The team has multi-decade familiarity with the property associated with Managing Director Chris Galiano’s involvement in past leasing transactions.

Positioned within the Piscataway industrial hub, the property is easily accessible via two separate I-287 interchanges, which directly connect with the New Jersey Turnpike, Garden State Parkway, Routes 1, 18, 22, I-78 and I-80.

“Opportunities of this size for user-buyers are exceedingly rare in today’s market, especially within land-constrained infill corridors,” said Gerace. “Based on the current market cycle, 240 Circle Drive North delivers the exact combination of heavy power, functional logistics infrastructure and strategic regional connectivity that modern operators require to insulate and scale their businesses.”
