Publix-Anchored Jax Retail Center Changes Hands
TSCG brokered the sale of The Plaza at Normandy, a newly developed, Publix-anchored shopping center in Jacksonville, Florida, for $20.6 million.
Located at the intersection of Normandy Boulevard and Chaffee Road South, the fully leased center was sold on behalf of Wagner Property Group to a 1031 exchange buyer.
Originally built in 2024, The Plaza at Normandy totals 58,691 square feet and was 100% leased at the time of sale. Publix occupies 46,791 square feet in its newest prototype grocery store, featuring a drive-thru pharmacy and an adjacent 2,100-square-foot space leased to a liquor store. Other tenants include Xtreme Wings, Hair Cucery, Nail Art Studio & Spa, UPS Store and AT&T Wireless. Separately owned outparcels with McDonald’s and Wawa were not a part of the transaction.
The TSCG investment sales team included Anthony Blanco, Mallory Silva, and Spencer Kinsella. The buyer was represented by Laurie Ann Drinkwater of Marcus & Millichap.
