Howard Hughes Closes On Refi for Bridgeland Development

Affinius Capital funded a $35 million loan to refinance Village Green at Bridgeland Central, a Class A mixed-use commercial development totaling approximately 198,000 square feet in Cypress, TX. Completed in 2025 and nearly fully leased, the property is located in Bridgeland, an 11,500-acre master-planned community in Northwest Houston. The loan was made to Howard Hughes Communities, the developer of Bridgeland. 

Village Green at Bridgeland Central includes a 149,000-square-foot retail center anchored by Texas grocery giant H-E-B. Offering three stories, the 49,000-square-foot, Class-A office building is the first full mass timber office development in the greater Houston area. Designed to achieve LEED Gold and Fitwel certifications, it is nearly 100% leased.

The financing was arranged by Colby Mueck, Kelly Layne, Jack Britton, and Scot Sarlin of JLL.
