JLL Arranges Trophy Seniors Housing Portfolio Sale

JLL has completed the sale of a four-property seniors housing portfolio totaling 344 units in Chicago and Philadelphia submarkets.

JLL’s National Seniors Housing Capital Markets team represented the seller, a joint venture between Bain Capital and Capitol Seniors Housing. JLL’s National Seniors Housing Capital Markets team, representing the seller, was led by Senior Managing Directors Jay Wagner, Rick Swartz and Aaron Rosenzweig and Senior Director Jim Dooley.

The portfolio consists of two Philadelphia area properties – one in New Jersey and one in Pennsylvania – and two Chicagoland properties in the North Shore suburbs. All four properties were developed by Capitol Seniors Housing between 2019 and 2023 and offer assisted living and memory care in three-story communities.

The communities serve densely populated markets within the Chicago and Philadelphia MSAs, which are home to a significant base of senior residents.
