Stream Realty Lists Single-Tenant Mission Viejo Office Property for Sale

Stream Realty Partners has been selected to market the sale of 20532 El Toro, a three-story, 61,418-square-foot office property in Mission Viejo, formerly known as Mission Foothills Professional Building. The property offers strong connectivity to Irvine, Lake Forrest, Foothill Ranch, and the greater Southern California region.

The property has undergone extensive renovations, featuring creative office finishes with open plenum ceilings, modernized restrooms, and collaborative kitchen areas, complemented by a new roof, HVAC systems, plumbing, and electrical throughout.

“20532 El Toro presents a compelling opportunity for a wide range of buyers in South Orange County,” said Mike Adams, managing director at Stream. “Currently configured for a full-building occupier, the property offers flexibility for a multi-tenant environment through the potential demising of six pods, creating the opportunity to generate tenant income. Additional use scenarios include condo conversion, medical-adjacent conversion, and long-term strategic land banking. Prior ownership capital investment reduces near-term execution risk for a future buyer.”
