RREAF Acquires 300-Unit Savannah Rental Community

One Real Estate Investments offloaded The Palms at Chatham, a 300-unit multifamily property located at 5110 Garrard Avenue in Savannah, Georgia. 

Newmark’s Brooks Colquitt and James Wilber represented One Real Estate Investment in the sale to the buyer, RREAF Holdings. 

Built in 2003, The Palms at Chatham is a garden-style multifamily community featuring spacious one-, two-, and three-bedroom floor plans averaging approximately 1,005 square feet. Community amenities include a swimming pool, resident clubhouse, 24-hour fitness center, dedicated yoga room with ballet barre, fenced dog park and outdoor barbecue and picnic areas. Apartment homes feature private patios or balconies.

According to Newmark Research, multifamily fundamentals remain favorable as renter demand continues to outpace new supply nationwide. National vacancy declined to 5.0% in the first quarter of 2025, while the monthly cost difference between renting and homeownership widened to $1,210, reinforcing the relative affordability of renting and supporting sustained apartment demand.
