BWE Arranges $133M for Luxury Skokie Apartments

BWE announced the placement of a $133 million first mortgage loan to recapitalize The Henry at Harms Woods, a 294-unit multifamily property featuring approximately 8,000 square feet of ground-floor retail space in Skokie, Illinois, 12 miles north of Chicago.

Executive Vice President Daniel Rosenberg in BWE’s Chicago and South Florida offices, and Assistant Vice President Logan Petersmeyer, arranged the financing on behalf of the sponsor, a joint venture between Tucker Development and Wingspan Development Group. Sourced from an institutional bank lender, the loan enables ownership to lower the cost of capital from the construction financing while maintaining the flexibility needed to complete lease-up and stabilize the asset.

“Having been involved in arranging the original construction financing capital stack, it is exciting to see The Henry at Harms Woods reach this milestone,” said Rosenberg. Completed in late 2025, The Henry at Harms Woods features 245 luxury apartment homes and 49 for-rent townhomes with attached two-car garages.
