HSG Medical, Capital Healthcare Properties Sell $23M Naperville Property

HSG Medical and Capital Healthcare Properties have closed on a $23.4 million sale of the Advocate Health Care Cardiovascular ASTC & Outpatient Center, located at 1836 Freedom Drive in Naperville, Illinois.

The 42,438-square-foot, single-tenant medical facility was sold directly to Advocate Health and Hospitals Corporation, a wholly owned subsidiary of Advocate Health, the third-largest nonprofit health system in the United States. Alex Sharrin of JLL represented HSG Medical and Capital Healthcare Properties, and Tom Hollinden of CBRE represented Advocate Health and Hospitals Corporation on the sale.

The property, developed by HSG Medical and Capital Healthcare Properties, is a newly redeveloped, state-of-the-art cardiovascular ambulatory surgery center and outpatient facility. Situated within the Freedom Commons mixed-use development at the gateway to Naperville, the facility benefits from direct I-88 access and is proximate to several of the region’s top-ranked hospitals. The redevelopment converted an existing building into a fully modern, single-story medical facility.
