Cawley CRE Completes 244K-SF Industrial Lease for Coda Resources in Joliet

Cawley Commercial Real Estate has completed a 244,343-square-foot long-term, industrial lease on behalf of Coda Resources at 2000 S. Rowell Avenue in Joliet, Illinois, a 399,930-square-foot newly constructed facility developed by Cabot Properties.

The Cawley CRE team of Frank Melchert, SIOR, Stevan Arandjelovic, and Simon Porras represented the new tenant in the transaction. Steve Ostrowski of Colliers represented the landlord. The 75-month lease provides Coda with a modern industrial footprint featuring intermodal access, 50 dock doors, and 36-foot clear height, positioning the company for continued operational growth and efficiency. The new tenant is expected to take occupancy in September 2026.

For more than 75 years, Coda Resources has manufactured consumer and industrial products. The company owns and operates offices, factories, and warehouse facilities worldwide. “We’re proud to help Coda Resources secure a facility that supports both their operational needs and long-term growth strategy,” said Melchert. “This transaction reflects the continued demand for high-quality industrial space with modern functionality and strong logistics capabilities.”
