Itasca Office Asset Sells Amid Growing Data Center Activity

SVN | Chicago Commercial facilitated the $1.95 million sale of an office property located at 100 E Pierce Road in Itasca, Illinois. The 15,818-square-foot building was sold with two tenants in place.

SVN Chicago Commercial represented the seller in the transaction, which was led by Advisors Jennifer Hopkins, MBA, Olivia Czyzynski, and Lina Adamis. The property, originally constructed in 2001 by the previous owner, was well-maintained with no deferred maintenance. The asset attracted strong initial buyer interest during the pre-marketing phase, receiving an offer before it was formally marketed and ultimately trading off-market.

“Ongoing data center development in the Itasca submarket is driving renewed investor interest in surrounding office assets,” said Hopkins. “Well-maintained properties with in-place tenancy are particularly attractive in this environment.” The transaction highlights continued investor demand for well-positioned office assets with stable tenancy and proximity to emerging infrastructure hubs.
