AI Tenant Inks Full-Building Lease with Cannae in Sunnyvale

Cannae Partners has completed a full-building lease with a confidential AI Company at 490 Lakeside Dr. in Sunnyvale. The deal for the approximately 25,038-square-foot facility underscores the continued demand for high-quality R&D space in the heart of Silicon Valley.

“We continue to see strong interest from AI and advanced technology users seeking high-quality R&D environments in core Silicon Valley locations,” said Gregory Davies of JLL. “Fully repositioned assets like 490 Lakeside Drive are well positioned to capture that demand.”

A partnership of Cannae and Realm LP acquired the building vacant late last summer and immediately launched a comprehensive market refresh. The aim was to modernize the property and hone its appeal to users shaping the future of technology.

Cannae Partners was represented in the negotiations by Davies, as well as Kelly Yoder and Steve Horton of Cushman & Wakefield. A team led by Sushma Malhotra of S5 Advisory represented the tenant.
