Mill Creek Breaks Ground on Apartments at Westfield Garden State Plaza

The mixed-use redevelopment of the 2.1-million-square-foot Westfield Garden State Plaza in Paramus, NJ advanced with Mill Creek Residential’s groundbreaking on Modera Garden State Plaza, a contemporary mixed-use community that will feature 575 units in two separately branded buildings. First move-ins are scheduled for mid-2028..
“We are excited to serve as a co-developer of the landmark Modera Garden State Plaza, the first piece of redevelopment at Westfield Garden State Plaza, which is transforming the area into a truly vibrant mixed-use destination,” said Doug Arsham, executive managing director of development for Mill Creek. Financing for the project was arranged by Cushman & Wakefield’s Equity, Debt & Structured Finance team, including John Alascio, Alex Hernandez, Alex Lapidus, Chuck Kohaut and Chris Meloni.
Situated at One Garden State Plaza Blvd., Modera Garden State Plaza will provide direct access to the multifaceted lifestyle options within the larger mixed-use redevelopment, which aims to convert the mall into a town center. The onsite retail space, which includes 48,000 square feet across both buildings, will be composed of curated shops, experiential retail and unique dining options, according to Mill Creek.
