Nashville Approves “Significant” Urban Development Project

A former Nashville railyard is slated to become one of the largest urban mixed-use redevelopment project in the United States. Spanning over 47 acres of recently entitled mixed-use capacity, including infrastructure and public improvements, Nashville leaders believe The East Bend has the potential to become one of the most significant urban mixed-use redevelopment projects in American history by square footage, construction cost basis, and economic impact — rivaled only by developments such as Hudson Yards.

Early projections of East Bend indicate the district has the capacity to support a transformative mix of uses, including up to 12 hotels, more than 7,000 residential units, at least 2 million square feet of office and medical office space, multiple family entertainment offerings, and hundreds of thousands of square feet of anchor, food and beverage, and locally driven retail.

Positioned at the center of Nashville’s next era of growth, the site is located just one block south of the new 60,000-seat Nissan Stadium opening in 2027, one block east of the future Tennessee Performing Arts Center now advancing toward construction, and directly across the Cumberland River .
