USDA-Occupied Inspection Facility Lists in South San Francisco

Tran Real Estate Group (KW Elevate / KW Luxury) and Luzon Real Estate Ventures (KW Thrive / KW Commercial) have the listing for 560 Eccles Ave. in South San Francisco, a mission-critical federal government facility occupied by the U.S. Department of Agriculture’s Animal and Plant Health Inspection Service (USDA APHIS). The property is offered at $48,000,000.

The brokers said the offering represents a rare opportunity to acquire a purpose-built, single-tenant asset leased directly to the federal government under a long-term triple-net GSA lease. With approximately 14 years of fully firm remaining term through May 14, 2039, no termination rights and a tenant credit rated AA+ by Standard & Poor’s, 560 Eccles Avenue delivers income stability and creditworthiness, according to the brokers.

560 Eccles is a 21,552-square-foot, single-story tilt-up concrete building constructed in 2019 and situated on approximately 3.65 acres in South San Francisco’s established commercial corridor. The facility was purpose-built for USDA APHIS.
