Small-Bay Industrial Property Garners “Incredible Interest”
Marcus & Millichap finalized the sale of 10 Charlesview Rd., a 9,600-square-foot small-bay industrial property in Hopedale, MA, for $2.05 million. Managing director investments Harrison Klein, along with Marcus & Millichap’s Michael Grant and Anthony Fresolone represented the seller, a private developer and procured the buyer, a private investor.
“We had incredible interest in this purpose-built, modern, small-bay asset,” said Klein. “This sale is indicative of the demand we’re seeing from investors for quality small-bay space.”
Built in 2018, the property consists of six 1,600-square-foot units on 4.58 acres. Each suite includes a private office and restroom, separately metered utilities and drive-in loading. The building features 17- to 18-foot clear heights, six drive-in doors and 36 parking spaces. The property is located approximately 2.5 miles from Interstate 495, providing access to Boston, Worcester and Providence.
