Stos Completes Disposition of Two-Property Industrial Portfolio

Stos Partners, a privately held commercial real estate investment and management firm specializing in industrial value-add strategies, completed the sale of 145 N. Pacific St. in San Marcos to a private buyer, finalizing the disposition of its Benchmark Portfolio. The two-property portfolio in Poway and San Marcos sold for a combined $10.95 million, approximately 20% above underwritten expectations.

“San Diego continues to strengthen its role as a key industrial market in the Southwest, and the Benchmark Portfolio’s improved warehouse facilities are well-positioned to serve local businesses as supply chain and logistics needs rapidly evolve,” said CJ Stos, founder and principal at Stos Partners.

Stos Partners was represented in the $6.5-million Poway sale by Tim Clepper of San Diego Commercial. Matt Pourcho, Anthony DeLorenzo and Nick Williams of CBRE represented Stos in the $4.45-million San Marcos sale, with Josh West of Voit Real Estate Services representing the buyer.
