Marcus & Millichap Arranges Sale of 6K-SF Seattle Office Building

The Vara Group of Marcus & Millichap has completed the sale of 5100 S Dawson, a 6,400-square-foot office property in Seattle, Washington. The asset sold for $1.495 million, achieving the full asking price.

John Marks and RJ Vara, commercial investment specialists at The Vara Group of Marcus & Millichap’s Seattle office, were the exclusive seller representatives, and they procured the buyer, a local investor.

“The multitenant property, located at 5100 S Dawson Street, features a diverse mix of 11 retail and professional office tenants, anchored by an essential service tenant base that has proven resilient in varying market conditions,” said John Marks. “The new owner-operator will be introducing an exciting new restaurant concept, which aligns with the property’s near-term value-add opportunity and high-demand executive space components.”

In addition to stable in-place income, the property presents future development potential, offering flexibility for expansion or repositioning. Recent ownership invested in capital expenditures that enhanced the building’s infrastructure, positioning it well for long-term appreciation and tenant retention.
