New Retail Tenants Joining Federal Realty’s Virginia Gateway

Federal Realty Investment Trust announced that six new retailers and restaurants, Sephora, Warby Parker, Call Your Mother, South Block, Auntie Anne’s, and Cinnabon, are scheduled to open at Virginia Gateway in Gainesville by the summer of 2026.

Federal Realty acquired the property in June 2024. “Since taking ownership last year, our focus has been to curate a dynamic mix of retail, dining, and services that amplify the property’s strengths and enrich the customer experience,” said Deirdre Johnson, Senior Vice President, Asset Management, Federal Realty. “The addition of these exciting retailers highlights the strong demand for Virginia Gateway and reinforces its role as a leading destination in the region.”

Sephora will open a 5,379-square-foot store adjacent to Hobby Lobby and Total Wine. Warby Parker will open a location at The Promenade between MOD Pizza and South Block. Call Your Mother will open a deli in a 1,438-square-foot space. South Block will open a 1,215-square-foot location at Virginia Gateway’s Promenade between Warby Parker and Cava. Auntie Anne’s and Cinnabon will share a 1,203-square-foot space next to Nothing Bundt Cakes.
