Charlotte Retail Center Hits the Market
The Phillips Place shopping center in Charlotte is up for sale. Berkeley Capital Advisors has the listing on the 134,637 mixed-use center at 6800 Phillips Place Court. Lincoln Harris developed the center in 1997 on 15.4 acres. The Charlotte Business Journal reports former Lincoln Harris CEO Johnny Harris has maintained majority ownership in the center. The Village Collection came on as a co-owner in 2022.
Rad von Werssowetz, Rob Carter, Will Walton and Payne Thrift of Berkeley Capital Advisors are listed as agents. The retailer and restaurant lineup includes RH Charlotte, Ralph Lauren, LoveShackFancy, J.Crew and Jenni Kayne.
A $50 million revamp of Phillips Place started in 2020. The property is 95% occupied, with pro forma net operating income of nearly $6.4 million. The listing states the three most recent leases rent at an average of $100 per square foot.
