The Seam

160K-SF “The Seam” Taking Shape in Dallas

Asana Partners started construction in February on The Seam, a shopping center along Oak Lawn Avenue. The Seam will span about 160,000 square feet and could be home to dozens of businesses.

The Seam is expected to feature high-end retail and wellness concepts. There could be up to six restaurants, a handful of gyms, a coffee shop and more than 30 stores at the site.

The property, located at 1444 Oak Lawn Ave., was formerly home to an old retail plaza built in the 1970s that spanned more than 9 acres. Asana bought the seven-building site, formerly called Oak Lawn Design Plaza, in 2023.

New York-based Morris Adjmi Architects is designing The Seam and Shop Companies is handling leasing efforts. Dallas-based GFF is the project’s architect of record.
