Mark-Taylor Residential’s John Carlson Offers Up a Preview of the Upcoming Connect Phoenix Multifamily, SFR & BTR Event, April 10, at the Westin Kierland Resort & Spa in Scottsdale
As a runup to the Connect Phoenix Multifamily, SFR & BTR event at the Westin Kierland Resort & Spa in Scottsdale, we are asking some of our industry-leading panelists some questions about trends in the multifamily area. John Carlson, Chief Executive Officer of Mark-Taylor Residential, provided his insights.
How have renter expectations evolved in the past few years? What’s important to them today that wasn’t as significant a few years ago, and what matters less to them today?
Renters today, especially in Arizona and Nevada, place a premium on flexibility, convenience, and integrated technology. Self-guided tours, app-based maintenance requests, mobile rent payments, and instant communication platforms have shifted from luxuries to expectations. Data from our portfolio shows increased demand for Class-A assets with high-end digital integration, smart locks, smart thermostats, and community-wide Wi-Fi are differentiators.
There’s also a stronger emphasis on lifestyle and experience. Wellness-focused amenities, coworking spaces, and community programming resonate deeply with today’s renter. Our S.M.A.R.T. initiatives (“Simplify. Make Space. Adapt. Refine. Thrive.”) are designed precisely around these evolving demands.
- Specifically, are renters expecting operations to be tech-forward?
Without question, renters expect a tech-forward experience, not optional, it’s mandatory. Centralization, automation, and digital solutions are cornerstones of our operations today. Through our ION (Integrated Operations Network), we are leading this charge in Arizona and Nevada to create a better living experience.
- What are your expectations of potential employees in 2025?
