Texas Tower Reaches 99% Occupancy
One would think that filling a million square feet of office space in this environment would be challenging. A Hines-led group has done just that. Hines and the group of CDPQ, Ivanhoé Cambridge, reached that milestone after adding law firm Skadden, Arps, Slate, Meagher & Flom to the tenant roster at the 47-story Texas Tower in downtown Houston. Two spec suites remain available for lease, leaving only 18,000 square feet of rentable space in the building, which opened in 2021.
Skadden, Arps, Slate, Meagher & Flom LLP, a leading global law firm, will occupy space on two floors, totaling 52,000 square feet. The lease is set to commence April 2026.
Major tenants at Texas Tower include Hines, Vinson and Elkins, Clifford Chance, McGuireWoods, DLA Piper, Cheniere Energy, Inc., Chicago Title, Charter Title Company, Morgan Stanley, Sable Offshore Corp, Moelis & Company, and Sheppard Mullin.
Earlier this month it was announced that a $450 million refinancing loan was secured for Texas Tower.
