BESA District to add 1.8MSF of mixed-use stuff to SA

Fulcrum, Gray Street Eyeing SA Broadway East Project

Fulcrum Development and GrayStreet Partners won early approval for a 15-acre campus dubbed Broadway East, or the BESA District, from the Historic and Design Review Commission (HDRC) in San Antonio. The developers hope to deliver 1.8 million square feet of retail, hospitality, multifamily and office uses. The site is currently vacant land across the street from Pearl.

The San Antonio Business Journal reports plans call for a heavy retail focus, with home furnishings, fashion, wellness and beauty and heritage brands. Shop Companies is handling the leasing. A grocer is also being sought for the BESA District.

The first phase is targeted for delivery in 2026. New York-based Kohn Pedersen Fox and Austin-based landscape architect dwg. are working on the project.

Before any start to construction, the developers will need to return to HDRC for final review.
