Back-to-Basics Amenities: A Potential Multifamily Strategy

When it comes to apartment amenities, extravagance has been the name of the game. Many multifamily properties are out-competing others with luxury amenities, including screening rooms, cold plunges, podcast recording studios, crystal lagoons and golf simulators. However, according to WithMe’s Jonathan Treble, apartment residents are returning to amenity basics to help control costs and simplify living.

In a WithMe survey of over 2,000 multifamily residents, lobby-based coffee stations came second to fitness centers on the preferred amenities list. Printers and printing stations were another top-ranked desire among residents.

While growing demand for “retro” multifamily amenities is growing, Treble said that fitness centers and yoga studios aren’t going away. These, along with free coffee and co-working spots, can deliver great value to tenants and improve retention rates.

Treble advised property managers, landlords and building managers to find out what amenities residents want and what matches their lifestyles.
