TA Realty Adds Fully Leased Fontana Industrial

CBRE National Partners’ Joe Cesta, Barbara Perrier and Eric Cox, along with Josh Hayes and Eloy Covarrubias, represented Brookfield in the sale of Slover & Elm Commerce Center in Fontana to TA Realty for an undisclosed price.

“TA Realty seized an excellent opportunity to enhance their portfolio with a high-quality, newly constructed and strategically located property, ” said Cesta. “This acquisition represents a win-win for both Brookfield and TA Realty, as investors increasingly seek premium assets and acknowledge the long-term potential within the dynamic Inland Empire market.”

The Class A industrial facility located at 15521 Slover Ave. totals 192,794 square feet and was constructed in 2022. The building is 100% leased and features 23 dock-high doors, 32-foot clear height and a secure 182-foot truck court with ample truck and car parking.

According to CBRE research, the 100,000 – 249,000-square-foot segment of the Inland Empire industrial market achieved 222,000 square feet of positive absorption in the third quarter of 2024.
