Investor Picks Up 3 Denver-Area Warehouses for $47.25M

Good Investment Partners bought three Douglas County industrial buildings for $47.25 million. The seller was CWCapital.

The industrial portfolio totals 264,209 square feet. It includes a 149,045-square-foot building at 8560 Upland Dr., a 64,676-square-foot building at 8490 Grasslands Dr. and a 50,488-square-foot building at 14800 Grasslands Dr. about 15 miles south of Denver.

The Denver Business Journal reports the buildings were 100% leased to five “blue chip tenants” at the time of the sale. 

The buildings have maintained 98% occupancy since 2016. 

The properties last sold in 2020 for nearly $41 million when CWCapital and Kenai Capital Advisors purchased them in a joint venture.

The buildings are located east of Centennial Airport, just north of E-470. They are part of the 640-acre Compark Business Campus, a mixed-use development in Douglas County and the town of Parker. The campus includes 6.6 million square feet of office and commercial spaces as well as a mix of housing.
