Marcus & Millichap Closes Sale of Carroll Gardens Mixed-Use

Marcus & Millichap closed the sale of two mixed-use buildings totaling 8,800 square feet in Brooklyn. The property sold for $5,650,000. 

The firm’s Matt Fotis marketed the property on behalf of the seller and procured the buyer, both local private investors. “These well-located buildings attracted plenty of attention from the market but were not what most buyers expected,” said Fotis. “We knew exactly how to anticipate the market’s feedback and interpret it for the owners, helping them position the properties and achieve a sales price within 5% of our asking price.” 

Built in 1920, the properties are located at 431-433 Court St., in the Carroll Gardens neighborhood of Brooklyn. They include six two-bedroom apartments and a ground-floor retail unit occupied by Citizens Bank.
