KLNB Oversees Triple Net Lease for 35K-SF Property in Virginia
KLNB has negotiated a three-year, triple net lease for a flex warehouse property located at 831 Follin Lane SE in Vienna, Virginia.
KLNB Senior Vice Presidents Todd McManus & Jesse Martin represented the owner in the deal, which is for the entire building. The tenant is an undisclosed government contractor and there are multiple renewal options included in the terms.
The one-story building comprises 35,000 square feet of space and attracted a significant amount of interest from more than six possible offers. After careful consideration, the landlord selected the government contractor to take advantage of an A+ credit tenant.
“In this market, we saw several promising potential tenants,” said Martin. “We presented each option to the landlord and advised them on the pros and cons of each. Selecting a government contractor as a tenant ensures consistency of rent and the potential for long-term occupancy.”
