Pflugerville Kicks Off Downtown Redevelopment Venture
Pflugerville is trying to outdistance itself from Austin’s suburbs by undertaking a significant downtown redevelopment program.
The Downtown East project, a 29-acre mixed-use development that will extend the city’s Main Street, will include a community plaza, a new city hall, a new parking garage and a recreation center. Located at the northwest corner of Farm to Market Road 685 and Pecan Street, Downtown East will also include retail and office space.

The project will be built in phases, the first of which is slated to be finished in fall 2026 and cost about $223 million.
A groundbreaking for the effort took place on Dec. 2.
Griffin Swinerton LLC is the master developer of the Downtown East project. The company will enter into a ground lease with Pflugerville for the 29 acres on which the project sits and will oversee retail leasing for at least the first phase.
