Ropes & Gray to Relocate to 430K SF with RXR

In one of Manhattan’s largest office leases this year, law firm Ropes & Gray will relocate to approximately 430,000 square feet at RXR’s 1285 Ave. of the Americas, Crain’s New York Business reported. The move represents an upsizing for Ropes & Gray, which will vacate its 300,000-square-foot space at 1211 Ave. of the Americas in 2026.

Ropes & Gray will take over most of the space that will be left vacant by another law firm that is also upsizing in its relocation: Paul, Weiss, Rifkind, Wharton & Garrison. As Connect CRE reported last December, Paul Weiss is vacating 550,000 square feet at 1285 Ave. of the Americas for 765,000 square feet at Fisher Brothers’ 1345 Ave. of the Americas.

Cushman & Wakefield’s Mark Weiss and Newmark Moshe Sukenik represented Ropes & Gray in leasing negotiations. RXR’s William Elder represented ownership in-house. The lease reportedly runs for 10 to 15 years.
