Easterly spends $27M on Space Force base offices

Easterly Buys 100K-SF Space Force Base-Area Facility

Easterly Government Properties purchased the aerospace and defense facility at 17455 E. Exposition Drive in Aurora for $27.3 million. The property last sold in 2017 for $15.75 million.

The 104,136-square-foot facility is 100% leased to Northrop Grumman System Corporation. The Virginia-based company runs its satellite ground systems division from Aurora; about 1,100 employees are based in its offices.

The facility was developed in 2002 as a built-to-suit for TRW Inc., an aerospace and automotive corporation. That same year, Northrop Grumman acquired the company.

Around 70% of the three-story building was constructed using secure design standards required by the U.S. government in relation to Northrop Grumman’s contracts with Buckley Space Force Base.

The base sits to the east of the building. It contributes an estimated $2.5 billion annually to the local economy. It also provides strategic and theater missile warnings to the United States and its international partners.
