Zoning Approval Granted for Naperville Self-Storage

Hernandez Development and XSITE Real Estate have announced the site plan approval from the Planning and Zoning Department of DuPage County for a self-storage facility and mixed-use development situated in Naperville, Illinois.

Upon completion, the project will feature a Class A climate-controlled self-storage facility, a one-story Little Sunshine Playhouse & Playschool Facility, and a drive-thru-only Scooter’s Coffee. The total square footage of the self-storage facility will be 120,300.

The development is located on 75th Street, and the self-storage property will be a three-story building with 89,900 net rentable square feet while offering 882 climate-controlled units, managed by CubeSmart.

The Naperville area currently offers a low 6.07 square feet of self-storage per person, with an average utilization rate of 8.44 square feet as the indicator of equilibrium. The project is a strategic partnership between Hernandez Development, known for its experience and expertise in self-storage development, and XSITE Real Estate, an Illinois-based retail leader.
