East West win zoning approval for 13-acre Cherry Creek mixed-use project

East West Group Wins Zoning OK for Cherry Creek Redevelopment

East West Partners has been granted a rezoning by the City of Denver to redevelop a 13-acre property in Cherry Creek. The developers plan to build shops, restaurants, offices and housing.

The site, off East First Avenue and University Boulevard, today houses three commercial buildings and surface parking. The Denver Business Journal reports the proposed plan is to redevelop the area as a mixed-use destination with four residential buildings, three office buildings, restaurants and services. Plans also call for 2,000 underground parking spaces, 4 acres of open space and widened walking and bike paths near Cherry Creek to the south of the property.

The town’s rezoning permits building heights of 168 feet, or 13 stories. East West Partners will undertake infrastructure improvements that will include work on streets and intersections in the area.

Demolition and utility work at Cherry Creek West are expected to start this year, and construction in 2026. The first phase of the project is expected to be finished in 2029.
